DownloadComplete the basic information for the project in Section A.
Fill in the cells with blue text font. Only gold cells include inputs.
Input the average rents for each unit type and other unit mix information ins Section B.
Optional: if you have existing financial information for the property, complete Section B and the far right columns in Section C and Section D. If there is existing debt service include in just below Section D. This information should be annualized.
Add proforma other income to Section C. Add the proforma expenses for Section D. The management fee is entered as a Percent of Effective Gross Income in Section F.
Change the Percentages in Section A to see the impact of increases or decreases in renal rates on your net operating income, debt coverage, property value and loan-to-value.
Change the Vacancy Rates in Section B to see the impact of different Vacancy Rates on net operating income, debt coverage, property value, and loan-to-value.
The Percent Changes in Sections A and B are the only inputs on this worksheet.
Analyze different amortization scenarios by changing the Amortization for Scenario #2 in Section A.
The top section analyzes the cash flow coverage and break-even interest rate on an interest only and a fully amortizing basis.
The Bottom section analyzes maximum loan amounts at various interest rates.
The only input on this worksheet is the alternate amortization.
